Pharr, Texas, continues to attract investments with the construction of a new speculative building

Thanks to its strategic location, connectivity, and the wide availability of developable land, the city of Pharr continues to establish itself as an attractive destination for new investments and the expansion of already established businesses.


Tesh Flex, owned by the Wadhwani family, has begun the construction of a new 24,990-square-foot speculative building, designed to accommodate offices and warehouses that can be adapted to the needs of different businesses. Located west of Interstate 69, the building will offer spaces starting at 3,570 square feet with an 18-foot ceiling height, ideal for companies involved in the storage and distribution of materials.


Sameer Wadhwani, CEO of Tesh Flex, emphasized the project's versatility: "It’s an adaptable building, with offices in the front and warehouses in the back. Businesses that need to store and distribute all kinds of materials can greatly benefit from this space."


The marketing of the building will be handled by Forum Commercial Real Estate, a firm specialized in real estate services for emerging companies and multinational corporations looking to establish themselves in the United States and Mexico. Carlo Molano, president of FORUM CRE, highlighted the positive impact of the project: "This speculative building of nearly 25,000 square feet is designed to attract new companies or support the expansion of those already established in Pharr."


The project reflects the confidence that investors and businesspeople place in the city’s leadership and in the work of the Pharr Economic Development Corporation (Pharr EDC). "In Pharr, we have the land, the incentives, an expanding bridge, and leadership with a forward-looking vision. We’re talking about where we want to be in the next 10 or 15 years," said Víctor Pérez, CEO of Pharr EDC.


The symbolic groundbreaking event was attended by Sameer Wadhwani, CEO of Tesh Flex; his parents, Selma and Sunil Wadhwani; Víctor Pérez, CEO of Pharr EDC; Carlo Molano, president of FORUM CRE; and Jaboney Rodríguez, vice president of FORUM CRE.


With this new development, Pharr reaffirms its commitment to economic growth and investment attraction, positioning itself as a key hub for industrial development in Texas.
